Yeager Room Addition
At this room addition project, the mother and daughter wanted a new hobby room. We chose the site of the original outdoor patio as the easiest area to tie in with the existing roof line. We trenched and formed new concrete footers and poured a thicker slab over the top of the original patio slab to make it level with the floors at the inside of the house. We framed the walls with 2×6 lumber and installed headers for one new doorway, three new windows, and a wall mounted air conditioner.
The roof trusses where custom designed to overlay the existing and offered a vaulted (cathedral) ceiling at the new interior. On top of the new roof deck, we installed GAF shingles to match the existing home, overlapping the seam between the old and new to ensure a water tight transition. The room was wired by our electrician for a new ceiling fan/light, an exterior sconce light, and standard receptacles, to code. The air conditioner they chose was a standard 1 ton wall unit. Exterior walls were dried in with Tyvek and covered with vinyl siding, soffit, fascia, and trims to match that which was existing on the remainder of the home. Due to local hurricane codes, the new windows were ordered as impact rated from vinyl frames and insulated with Low-E and argon gas.
Room Addition Details
Since we installed an ordinary cabana door with an ordinary window in it, we had to supplement by adding aluminum storm panels which can cover the door during a hurricane. The interior was insulated with fiberglass R-19 at the walls and R-30 at the ceiling. We then installed drywall, taped all of the seams, applied mud, and textured with a combination of orange-peel and knock down. At this particular job the client elected to do their own painting and install their own flooring, but called us back to help them with the baseboards.
